March 2024 broke every record with a total of 13,394 transactions across all property categories. This marks a significant 10.2% increase compared with the previous year. Apartments shone in particular, with sales up 13%, while land transactions literally exploded, surging by a staggering 234%.
A Striking Rise in Average Prices
Average prices also trended upward. The average price of an apartment sold in Dubai in March 2024 stood at AED 1.2 million, up 3% year on year. Villas also saw dramatic growth, with their average price climbing a spectacular 25.5%.
Rental Price Trends
Rental prices also soared, rising 20% for apartments and 14.4% for villas over a 12-month period. This price surge has pushed some residents to look for more affordable housing in other neighbourhoods or even in other emirates such as Sharjah, Ajman, and Ras Al Khaimah.
